Holiday from Real Estate?
November 24, 2016
It’s holiday time again! And we are all so busy, even busier than usual. But that doesn’t mean you should put your real estate plans on hold! It may be inconvenient, or your home may look crowded with holiday decorations, but I recommend to all of my Sellers to keep their homes on the market through the holidays. You never know who is coming in to town, or coming in to money this holiday season so make your home available for showings and keep up the exterior even in the dead of winter. As for buyers, you too! Keep looking ...

If you read my last post you’ll know the big question was, will this insanity continue all summer long. Now we know the answer, YES! Activity and prices continue to remain very high. I don’t like to make predictions and the multitude of “experts” out there who do make them are never held accountable. They just seem to fade into obscurity after their predictions are proven wrong. I hold myself accountable to my clients so I rarely make predictions. Today is different! I will make or at least share predictions from an economist whom I respect tremendously, Benjamin Tal. Recently ...
Spring in Toronto West
July 7, 2016
For the last 20 years the spring market in Toronto West has been very active and fast paced, but this spring we saw huge increases in prices spurned on by low inventory and interest rates. The June stats are fresh off the press and in many areas we saw increases of 11% and 12% in only 3 months! The biggest gains were in High Park-Swansea, Roncesvalles, South Parkdale, Junction Area, Lambton Baby Point, Runnymede-Bloor West Village, Calendonia-Fairbank, Glenfield-Jane Heights, Humber Summit, and Alderwood. Many buyers scratched their heads as selling prices soared way out of reach for them, and ...

The listing realtor should have photos, room sizes and descriptions to help the anonymous buyers out there who are surfing the internet to determine if the property could meet their needs. How to deal with homes that don't sell
November 10, 2015
CLICK HERE FOR VIDEO Despite the best intentions of the owners, and their realtors, some houses can take ages to be sold. Here's a look at why your home or condo may be on the market for a while as well as some advice to combat that. Why don’t some homes sell? Well, of course, as a realtor I’m going to jump to the end and say it’s because of price, but that’s because I am assuming everything was done properly. I assume the house was prepared for sale, the marketing is up to snuff, the showing experience is ...
Renovations that could decrease the value of your home
August 25, 2015
Adapted from The Daryl King Team - www.darylking.ca Often, renovating can be a great way to increase the resale value of your home. While it may not always be possible to recoup the full cost of renovations, upgrades and improvements to your home can speed up the selling process and ultimately earn your property a higher price tag. And then of course, there’s also the added advantage of being able to enjoy the updated space yourself for a certain time if you renovate before putting it on the market. But in some cases, renovations can be disadvantageous. Not only ...

July 29, 2014

Some people think that because it’s a home they are buying they can easily change their mind and be released of any obligations of the deal. “If I don’t want to buy that house anymore they can’t make me, right?” Actually, they can sue you, big time! Contracts are very serious, including the Agreement of Purchase and Sale for a home. Contracts have very clear requirements including time, terms and consequence. You should make certain that you fully ...
